Jomtien Guest-Friendly Hotels: Area Guide & Top Vetted Picks

Jomtien is Pattaya’s quieter half: a long beach, a wide promenade, and evenings that wind down instead of ramping up. It sits just south of the city over Pratumnak Hill, a 20 baht bus ride from the Walking Street end. You get beach days and long-stay comforts, with the nightlife close enough to visit and far enough away to sleep. To get the best out of the area, these are our picks of Jomtien guest-friendly hotels.

Vetted Jomtien Hotels

All five hotels below are guest-friendly with a ฿0 joiner fee, and we’ve checked each one in person. Where a hotel gave us its policy in writing, we quote it word for word; where we confirmed it at the front desk, we say so. Either way, you know what happens at reception before you book.

1. Rita Resort & Residence

Price tier: $ (budget, up to ฿1,200) · Stars: 3★ · TripAdvisor: 4.5 / 5

Amenities: WiFi · TV · Safe (fits a laptop) · Fridge · Gym · Pool

Guest policy, in the hotel’s words:

“Our hotel is guest-friendly, and there is no additional fee for visitors. However, for the safety and security of all our guests, we kindly require your visitors to leave their ID card or passport at the front desk during their stay. The ID will be returned to them upon their departure.”

Baht Bus Distance: on route

Our take. Rita is on Thappraya Road, the main road between Pattaya and Jomtien, which makes it the pick if you want Jomtien rates and quick access to town. The Jomtien baht bus runs along Thappraya, so you can flag one outside the door, and the beach is a short ride away.

You pay for that with traffic. Thappraya is busy day and night, so ask for a room on the side away from the road. The hotel describes its gym as a small fitness centre with the essential machines. The in-room electronic safe takes a laptop, which is rare at this price.

2. The Agate Pattaya Boutique Resort

Price tier: $$ (mid-range) · Stars: 4★ · TripAdvisor: 4.7 / 5

Amenities: WiFi · TV · Safe (laptop fit unconfirmed) · Fridge · Gym · Pool

Guest policy, in the hotel’s words:

“We are a guest-friendly hotel. Please note that bookings are for 2 people per room with no additional charge for guests or visitors. The hotel’s policy for any visitor or associate or guest fee is as follows: – Just present his/her original ID or passport at the front desk upon arrival for registration and security. – The guest must be over 20 years old. – We will check with our guests before they enter the room and we will check with our guests again after they arrive at the front desk to be careful of their belongings.”

Baht Bus Distance: 120 m (2 minute walk)

Our take. This is the highest-rated hotel on the page. It’s on Jomtien Second Road, about 300 metres from Jomtien Beach, in the Super Town entertainment area beside Jomtien Complex, the centre of Pattaya’s gay nightlife scene. It’s gay-friendly, and the most comfortable base on this list if that scene is part of your trip. If you’d rather not walk to the sand, a free tuk-tuk runs guests to the beach between 7 a.m. and 8 p.m.

There are 71 rooms and suites, from 26 m² up to nearly 100 m², plus two pools (one on a saltwater system), a spa with a steam room, a fitness centre and 24-hour security. The nightlife is close, so ask for a pool-view room rather than one facing the road.

Watch the visitor age rule: it’s 20, not 18. The front desk also checks with you before a visitor goes up and again before they leave, the most thorough routine on this page. Every room has a safe, but we haven’t confirmed it takes a laptop, so message the hotel if that matters to you.

3. Fifth Pattaya Jomtien

Price tier: $$ (mid-range) · Stars: 4★ · TripAdvisor: 4.0 / 5

Amenities: WiFi · TV · Safe (approx. 17.5 × 16 in, check your laptop) · Fridge · Gym · Pool

Guest policy, in the hotel’s words:

“Yes, we are guest-friendly. Upon check-in, we kindly ask all guests to present their ID. We will make a copy of the ID and attach it to the reservation for our records. If you have an additional guest staying with you who is not listed on the reservation, we will also need to collect and keep their ID temporarily during their stay, in accordance with our hotel policy.”

Baht Bus Distance: 210 m (3 minute walk)

Our take. Fifth is on Soi Jomtien 5, about five minutes’ walk from the beach. It’s the largest guest-friendly hotel on this page, with 166 rooms across two buildings, two pools, a kids’ water park and a mini putting green, so expect families alongside long-stayers. Ask which building you’re booked into.

Bring ฿1,000 in cash for the security deposit at check-in; you get it back in cash when you leave. The pools are open 7 a.m. to 9 p.m. The hotel gives the safe as roughly 17.5 × 16 inches but won’t guarantee a laptop fit, which is fair, so measure yours before you rely on it.

4. The Venue Residence

Price tier: $ (budget, up to ฿1,200) · Stars: 3★ · TripAdvisor: 4.3 / 5

Amenities: WiFi · TV · Safe (too small for a laptop) · Fridge · Gym · Pool

Guest policy, in the hotel’s words:

“Visitors are allowed to be taken to your room. We ask that they leave their i.d. card at reception when they arrive. It is given back to them when they leave after we have checked with the guest that all is OK.”

Baht Bus Distance: 140 m (2 minute walk)

Our take. The Venue is inside Jomtien Complex, the centre of Pattaya’s gay nightlife scene. It’s a gay-friendly hotel with its own cabaret bar on site, and the obvious base if that scene is part of your trip. Bars and restaurants are on the doorstep, and the beach is a short walk away.

It’s also one of the two budget picks on this page, and good value for a room with a pool and gym in the middle of Jomtien’s busiest pocket. The catch is noise: the complex stays busy until late, so ask for a room at the back, away from the show bar. The safe won’t take a laptop, so keep it with you or ask reception what they can hold.

5. D Varee Jomtien Beach

Price tier: $$ (mid-range) · Stars: 4★ · TripAdvisor: 3.7 / 5

Amenities: WiFi · TV · Safe (size varies by room) · Fridge · Gym · Pool

Guest policy, confirmed verbally at the front desk:

“One guest OK at no charge; visitor leaves ID at reception.”

Baht Bus Distance: On route

Our take. D Varee Jomtien Beach is a mid-range 4-star right on the baht bus route, so getting into Pattaya or along the beach is a matter of flagging a truck outside. It has two outdoor pools: a 5th-floor pool with a sea view (open 9 a.m. to 6 p.m.) and a ground-floor pool with a small jacuzzi (9 a.m. to 8 p.m.), plus a pool bar for snacks and drinks.

It also has more on the wellness side than most hotels on this page. There’s a sauna and an ice bath by the ground-floor pool, and a fitness centre with a personal trainer available, both open 7 a.m. to 8 p.m. An air-conditioned kids’ club sits next to the pool (9 a.m. to 6 p.m.), so expect some families.

The guest policy is simple: one visitor at no charge, with their ID held at reception while they’re upstairs. We got it verbally rather than in writing, so confirm it with the hotel before you book. Safe sizes vary between rooms, so ask for a larger one if you travel with a laptop.

Atmosphere & Vibe

Long-stayers, retirees and families settle in Jomtien when they want Pattaya without the bass. The beach runs for several kilometres, the promenade is wide enough to walk without dodging motorbikes, and most evenings are spent over dinner rather than in a club.

That doesn’t make it sleepy. There are bars, a busy night market and plenty of restaurants. What’s different from central Pattaya is density: the lively pockets are small and easy to avoid, so a quiet night is the default rather than something you have to work for.

Pros and Cons of Staying in Jomtien

Pros

  • The nightlife is concentrated in a few pockets, so most of the area is asleep well before central Pattaya.
  • You get a long stretch of sand and a wide promenade for walking, running or sunset drinks.
  • Long stays are easy, with markets, convenience stores and the immigration office all close by.
  • The 20 baht bus up Thappraya Road reaches central Pattaya in 20 to 30 minutes.
  • Jomtien Complex and the Second Road bars cover a night out without bass rattling your window.

Cons

  • Walking Street, Soi Buakhao and LK Metro are a ride away, not a stroll.
  • Baht buses tail off after 10 p.m., so late returns mean Grab or Bolt.
  • Thappraya Road and the beach road carry a lot of traffic, and street-facing rooms hear it.
  • For the big malls, Central Festival and Terminal 21, you’ll need to head into Pattaya.
  • If the plan is to be out until 3 a.m. most nights, Walking Street or Soi Buakhao will suit you better.
  • During big events such as New Year and the Pattaya International Fireworks Festival, getting around is a nightmare.

Nightlife in Jomtien

Jomtien’s nightlife is mostly open-air beer bars, beachside restaurants and a handful of late spots. There’s no go-go strip, and nothing here gets as loud as LK Metro or Walking Street.

  • Jomtien Complex is the busiest pocket, at the Pattaya end near where Thappraya Road meets the beach. It has bars, restaurants and cabaret shows, it’s the centre of Pattaya’s gay nightlife scene, and it stays open later than anywhere else in Jomtien.
  • Jomtien Second Road has beer bar complexes around the Rompho Market area, popular with expats and long-stayers. It’s relaxed and mostly done by midnight.
  • Jomtien Beach Road is lined with seafood restaurants and beach bars, good for sunset drinks. Dongtan Beach is at the northern end.
  • Jomtien Night Market has street food, cheap clothes and a few bar stalls, and it’s a good first-night stop to get your bearings.

When you want a big night out, Walking Street is a 20 baht bus ride away, and a Grab home costs far less than sleeping next to the noise.

Getting Around: Baht Bus Routes

The songthaew (baht bus) is the cheapest way between Jomtien and central Pattaya, and the Jomtien route is simple.

  • From Pattaya, catch the truck at the stop on Pattaya Second Road just south of the South Pattaya Road junction. It runs down Thappraya Road to Jomtien Beach Road. The fare is ฿20; allow 20 to 30 minutes.
  • To get back to Pattaya, flag a truck heading north on Jomtien Beach Road or Thappraya Road and ride it to Second Road.
  • Within Jomtien, trucks run both ways along Jomtien Beach Road, which carries most of the local traffic. Jomtien Second Road is about 400 metres inland, so ride the beach road truck to the nearest soi and walk up.

Flag a truck going your way, press the buzzer to stop, and pay as you get off. Don’t ask “how much to X” before you climb in, or you’ll be quoted a private charter price. Trucks thin out after 10 p.m., so plan on Grab or Bolt for late rides home.

Supplies & Convenience

Day-to-day living is easy. There’s a 7-Eleven or FamilyMart every few hundred metres along Thappraya Road, Jomtien Second Road and the beach road sois, and pharmacies are just as common on the main roads.

Rompho Market on Jomtien Second Road is the place for fruit, vegetables and cheap meals. Independent exchange booths and bank branches line Thappraya Road. The Pattaya immigration office is in Jomtien too, which helps on a long stay.

Noise & Convenience: Where to Sleep

Jomtien is the quietest of Pattaya’s four main zones, but the noise isn’t spread evenly. Main-road traffic is a bigger problem here than music.

SpotNoise ProfileGood For
Thappraya RoadTraffic day and nightFastest baht bus access to Pattaya
Jomtien ComplexBar and cabaret noise until lateNightlife on foot
Jomtien Second RoadModerate; quiet after midnightMarkets, long stays, expat bars
Beach Road soisQuietestBeach days, families, light sleepers

The rule is the same as anywhere in Pattaya: ask for a high floor at the back, or pick a hotel a soi or two off the main road. You keep the convenience and lose the traffic.

Jomtien FAQ

How long does it take to get from Jomtien to Walking Street by baht bus? Allow 20 to 30 minutes on the ฿20 truck up Thappraya Road to Pattaya Second Road, then a 5 to 10 minute walk to the Walking Street entrance. A Grab takes about 10 to 15 minutes outside rush hour and is the better option after 10 p.m.

Do Jomtien hotels strictly enforce ID protocols? All five hotels on this page do. Visitors show ID at the front desk, and most hotels hold it until the visitor leaves. The Agate and The Venue also check with you before handing the ID back, which protects you as much as the hotel.

Is there a joiner fee at these hotels? No. Four confirmed in writing that there is no charge for visitors, and D Varee confirmed it verbally at the front desk.

Is there a minimum age for visitors? The Agate sets it at 20. Expect every hotel to require visitors to be adults carrying valid photo ID.

Is there a gay-friendly hotel on this list? Two of them. The Venue Residence sits inside Jomtien Complex, the centre of Pattaya’s gay nightlife scene, and is one of the two budget options here. The Agate is right beside the complex and is the higher-end choice, with two pools, a spa and the best rating on this page.

Do any of these hotels take a security deposit? Fifth Jomtien asks for ฿1,000 in cash at check-in and returns it in cash when you leave. Ask the others when you book, as deposits are common in Pattaya.

Is Jomtien too far from the action? Not if you want sleep. Central Pattaya is a 20 to 30 minute baht bus ride away, and the quiet nights are the reason to stay here. If you plan to be out every night until 3 a.m., Walking Street or Soi Buakhao will suit you better.

Which hotel is best for keeping a laptop secure? Rita Resort & Residence has a confirmed laptop-size safe. Fifth Jomtien’s safe is large but unguaranteed, The Agate’s is unconfirmed, D Varee’s varies by room, and The Venue’s is too small.

Is Jomtien good for long stays? It’s the best area in Pattaya for it. The immigration office, Rompho Market, cheaper long-term rates and quieter evenings all point the same way.
